About the Position: This position is located at Andrews AFB, Maryland.
Duties
Plans and coordinates all work requirements to maintain patient care buildings.
Oversees maintenance services often performed by contractors to ensure performance of moderately complex systems, such as dental air compressors.
Manages preventative maintenance, repair, and construction work to sustain safe and reliable operation of the clinic, equipment, and utilities consistent.
Performs diagnostic inspection of facility structures, related electrical and mechanical systems and equipment, and prepares necessary inspection reports and narrative statements of facility conditions.
Oversees facility management resources including personnel, service contracts, financial programs and information resources.
Budgets and executes facility management financial programs that often require frequent modifications, additions for new equipment site preparation, and service modifications, while preventing waste and abuse in execution.
Requirements

- The duties of this position require the incumbent to possess or obtain and maintain a valid state Driver's License in one of the 50 U.S. states or possessions to operate vehicles.
- Immunization screening is required. Hepatitis B immunization is required for all positions with direct patient contact. Applicants may be required to show proof of other immunizations depending on the type of position.
- This position has mandatory seasonal Influenza vaccination requirements and is subject to annual seasonal Influenza vaccinations unless otherwise exempted for medical or religious reasons (documentation of exemption must be provided upon hire).
- This position requires the incumbent to have Tuberculosis testing.
- One year trial/probationary period may be required.

Basic Requirement for Facility Operations Specialist, GS-1640-9:
Specialized Experience: One year of specialized experience which includes managing a maintenance program for office or patient care building complexes, hospitals, military, or other special-purpose installations, including planning maintenance activities, or developing preventive maintenance programs. This definition of specialized experience is typical of work performed at the second lower grade/level position in the federal service (GS-07).
OR
Education: Master's or equivalent graduate degree or 2 full years of progressively higher level graduate education leading to such a degree with a major study in engineering, industrial arts, property management, or business administration.
OR
Combination of Education and Experience: A combination of education and experience may be used to qualify for this position as long as the computed percentage of the requirements is at least 100%. To compute the percentage of the requirements, divide your total months of experience by 12. Then divide the total number of completed graduate semester hours (or equivalent) beyond the first year (total graduate semester hours minus 18) by 18. Add the two percentages.

Time in Grade Requirement: Applicants who have held a General Schedule (GS) position within the last 52 weeks must have 52 weeks of Federal service at the next lower grade or equivalent (GS-07).
