As a Realty Specialist, you will be performing a combination of short and long term space acquisition, assignment, and utilization work. Typical projects are prospectus level or greater, complex, or controversial. Advise other federal agencies in areas of acquisition, assignment, and utilization.Location of position: PBS, Leasing Division, in Region 7Duty location determined at time of selection.
We are currently filling two vacancies, but additional vacancies may be filled as needed.
Duties
Work with tenant agency personnel, lessors, attorneys, developers, contractors, lenders, financial consultants, architects, engineers, and/or other technical personnel to resolve the most complex leased projects.
Acquire leasehold interests in real property for tenant federal agencies. These acquisitions may require complex specifications responding to the space requirement of the agencies; developing acquisition plans and strategies, performing market surveys and building inspections, soliciting offers, analyzing technical reports on offered buildings, negotiating lease terms and conditions, performing cost and price analyses of offers, preparing approval documents, and awarding the lease.
Monitor and direct the activities of contractors responsible for providing realty services, design and construction, and management/inspection services.
Coordinate the efficient layout and design of space, including large, complex requirements. Coordinate all agency relocations, including large, complex projects. Identify agency needs, including telecommunication requirements. Estimate and budget costs and ensure that costs are properly allocated.
Serve as a subject matter expert and program manager for one or more of the following programs: national broker contracts (NBC), Advanced Automated Acquisition Program (AAAP), Site/Land Acquisition (including outleasing) and training program.

The GS-13 salary range starts at $103,409 per year and varies by location. To qualify, you must have at least one year of specialized experience equivalent to the GS-12 level or higher in the Federal service. Specialized experience is defined as providing advice and technical guidance in the areas of space acquisition and management, reviewing space requests, developing housing strategies for customers, acquiring leasehold interests, coordinating and overseeing space design, layout and alteration for post-occupancy, identifying agency space needs, developing rent projects and resolving complicated problems and controversial issues related to real estate.
