This position serves as an Air Conditioning Equipment Mechanic Leader within the Facilities Management Service Line at the St Cloud VA Health Care System. The incumbent leads the work of four WG-5306-10 and three WG-5306-08 AC Mechanics. Answering questions about overall work operations and reports any problems that may impact services or direct patient care. Participates in design reviews and punch list walkthroughs; helps commission with training and provides technical feedback.
Duties
Duties for this position include but are not limited to the following:
The incumbent leads the work of four WG-5306-10 and three WG-5306-08 AC Mechanics. Answers questions about overall work operations and reports any problems that may impact services or direct patient care. Participates in design reviews and punch list walkthroughs; helps commission training and provides technical feedback.
Develops work plans with unit supervisor; prepares materials and supplies, assuring that materials, tools, and plans are adequate to accomplish work; reviews and coordinates service work order requests for the unit; addresses high priority work orders and records completion daily for roll up. Ensures work orders are not closed until work and work quality have been satisfied or remediated.
Assigns work tasks to individuals, communicates supervisor's instructions, and assures those instructions are followed. Checks work in progress and reports status to supervisor.
Oversees corrective and preventative maintenance; reviews and assures completion of regularly scheduled preventive maintenance; reports insufficient work output or subpar quality to supervisor.
The incumbent installs, maintains, and repairs all facility air conditioning and refrigeration systems and equipment including chillers, AHUs, RTUs, mini-splits, hermetic compressors; air and water-cooled condensers, expansion valves, building heating and chilled water pumps, fluid cooling system fans and motors, dampers, bearings, pulleys, filters, direct expansion coils, chilled water coils, motors with multi-belt sheaves, and steam humidifiers.
Installs, modifies, and performs preventive maintenance inspections of air conditioning units, walk-in coolers, walk-in freezers, commercial and pharmaceutical grade refrigerators and freezers, air compressors, water coolers and ice makers.
Repairs/replaces system components such as compressors, motors, belts, cooling coils, receivers, fans, piping, valves, driers, electrical controls, pumps, couplings, and filters.
Retrofits Emergency Management Control Systems with a variety of modern controls and components from different manufacturers by connecting customized interface devices to electrical, mechanic, pneumatic, or hydronic controls of components that vary greatly in operating theories and tolerances because of differing ages, purpose, and manufacturers' practices.
Performs preventive maintenance on air diffusers, mixing boxes, fusible link fire dampers and/or electronic smoke dampers. Conducts maintenance inspections; lubricates, adjusts, replaces, and repairs parts, and recharges refrigerant gases.
Maintains exhaust fans, fume hood fans, return air fans of both direct and belt-driving types; installs and services electric motors up to 100 HP.
Performs reliability-centered maintenance using a Johnson Controls Building Automation System (BAS) to access, control, adjust, and monitor all connected building A/C systems from a single interface via networked electronic devices (the Industrial Internet of Things "IIoT"). Controls and adjusts valves and actuators, sensors, thermostats, critical environment controls, airflow controls and monitoring devices, field equipment controllers, and network engines.
Monitors environmental conditions such as CO2 output, temperature, humidity, day/night air handling unit setbacks, and building warm up via controllers and output devices. Monitors and responds to alarming conditions and coordinates troubleshooting and repairs with shop staff. Reports findings of equipment requiring major overhaul repairs and unsafe conditions to supervisor and performs such repairs when appropriate and/or scheduled.

EXPERIENCE: A specific length of training and experience is not required, but you must show evidence of training or experience of sufficient scope and quality of your ability to do the work of this position. PREFFERED EXPERIENCE: Journeyman HVAC/R Experience, Building Automation and Controls via Johnson Controls experience, leader of shop, department or crew for maintenance and repair of HVAC/R equipment.

Physical Requirements: The equipment is in hard-to-reach places, requiring the use of ladders, scaffolding, and platforms, and involves standing, stooping, bending, twisting, kneeling, climbing, crawling, grasping, using fine motor skills, and keyboarding as well as working in unusual and cramped positions. Required to lift and carry heavy objects weighing up to and occasionally more than 50 pounds. Work is typically performed in a repetitive manner with outstretched arms pushing and pulling simultaneously and overhead for extended periods of time.
Working Conditions: Work is occasionally performed outside in inclement weather both summer and winter, especially when making emergency repairs. Subject to elevated temperature when working on or around steam lines. May be exposed to or may have experience with strains, bruises, burns, loud noise, chemicals, solvents, and the possibility of infection could occur. Incumbent is expected to know and properly use PPE for the assigned task(s) and working conditions.
