The incumbent is considered a working leader in charge of the work performed by the Maintenance Worker, Carpenter, Locksmith, Painter, Pipefitter, Industrial Equipment Mechanic shops. Incumbent may be called upon to advise Engineering Technicians, Assistant Engineer Officer, Engineer Officer, and others on matters related to their field. In addition, they will lead hospital non-recurring or minor projects connected with Building Maintenance.
Duties
As the Maintenance Leader, the duties include but are not limited to:
Plans and assignments of workers; use of equipment, facilities, materials and tools.
Established deadlines, priorities, and the work sequences.
Coordinates work with supporting or related work controlled by other supervisors such as the Utility System Operator Superior, Electrical Supervisor, and projects Design and Development supervisor.
Schedules and determines the preventive maintenance necessary for all equipment essential to the operation of the medical center.
Develops work statements for service contracts for equipment and systems under their control.
Providing technical expertise in the maintenance, repair and preventative maintenance to building structure.
Participates with higher level supervisors in the initial planning of current and future work schedules.
Assigns work to individuals and provides technical direction to accomplish difficult tasks.
Inspects completed work for quality and work order requirements.
Assures safe work practices.
Ensures employees have access to the proper tools and personal protective equipment to perform work assignments.
Determine training needs of subordinates.
Tracks and reports progress on work assignments.
Investigates work related problems such as low productivity to determine causes and cost over-run.
Recommends disciplinary actions; advises and counsels subordinates on how to improve their performance.
Provide technical expertise in the maintenance, repair, and preventive maintenance to a variety of complex critical systems such as oxygen, central vacuum, emergency generators, plumbing, steam distribution, HVAC system, medical air and service air.
Coordinates shutdowns of utilities with knowledge of code requirements and areas affected.
Provide technical expertise in the maintenance, repair and preventive maintenance to building space (walls, ceilings, floors, windows, doors, and roofs).
Work Schedule: Monday - Friday 7:00AM - 3:30PM

Note: A full year of work is considered to be 35-40 hours of work per week. Part-time experience will be credited on the basis of time actually spent in appropriate activities. Applicants wishing to receive credit for such experience must indicate clearly the nature of their duties and responsibilities in each position and the number of hours a week spent in such employment.
Physical Requirements/Working Conditions: This position requires walking, standing, bending, lifting, carrying, and pushing or pulling moderately heavy loads. This position requires working overtime, in uncontrolled environments, confined spaces, from ladders and rooftops. Incumbent shall be subjected to the hazards normally encountered in the trade and various types of infections.
