As an Asset Manager you will be responsible for asset planning, strategy, and performance analysis, housing and investment decision making, and occupancy agreement approval for real property assets.Location of position: General Services Administration (GSA),Public Building Service (PBS),Asset Strategy Branch in Albany, Brooklyn, Buffalo, Central Islip, New York, Syracuse, NY or Newark, NJ, or Hato Rey, PR.

Duties
Develop plans for the construction, acquisition, and/or renovation of multi-tenant or specialized facility projects, such as: asset project plans, detailed justifying documentation for capital project prospectus approval, and/or benchmarks consistent with federal laws and regulations to facilitate tracking and/or evaluating various entities’ progress.
Act as project coordinator by administering final approval to all decisions and/or determinations made regarding individual assets to maintain housing strategies.
Determine funding and/or develop investment analyses of repair, alteration, and/or maintenance of assets and/or proposed to ensure revenue targets are met.
Track upcoming changes to profits due to fluctuations in tenancy to draft annual regional forecasted income/expense plan.
Establish strategies in accordance with current laws and regulations to address identified building deficiencies.
Analyze asset performance data, such as income/expense ratios, forecasted fluctuations in rent income, and/or the positive return on investments, to determine whether federally held properties are retained or sold/exchanged.
Plan changes to master plans in collaboration with Property Acquisition and Data Management Group and Client Solutions, such as negotiating changes to rent billing or assisting clients with planning for projected space needs.
Report asset management activity status to appropriate Divisional personnel to keep them apprised of projected operations, and/or recommendations made regarding projected operations and/or recurring problems.

The GS-13 salary range starts at $103,409 per year and varies based on duty location. If you are a new federal employee, your starting salary will likely be set at the Step 1 of the grade for which you are selected.
To qualify, you must have at least one year of specialized experience equivalent to the GS-12 level or higher in the Federal service.
Specialized experience is experience performing any of the following professional asset management functions: project planning, rent pricing analysis, account management, construction and project management, variance analysis of asset performance, origination of asset and lease business plans, housing and investment decision making, formulation of operating budgets, management of project inventory; OR experience that involved selecting, prioritizing, tracking, and managing the interrelationship of organizational priorities by balancing customer, asset, and market criteria in business decisions.
