This position provides technical and administrative supervision in the management of a comprehensive program of maintenance operations and repair of hospital and clinics. Those facilities include over 200 sets of quarters, recreational facilities, other public areas and hospital grounds, walkways, roads, and parking lots and utilities. This position is located at Chinle Service Unit, Administrative Services, Facility Management Department, Chinle, Arizona.

Duties

Planning: Plans, schedules, coordinates and reviews work operations. Includes annual planning for service unit to anticipate maintenance and repair needs far enough in advance to procure supplies to assure orderly workflow and minimize barriers. Also Includes planning day-to-day operations of maintenance unit, setting priorities and sequence of operations. Recommends performance ratings, training, disciplinary actions, approves/denies leaves, and recommends employees for promotions and reassignments. Implements and directs a comprehensive preventive maintenance program for all quarters and related utilities systems in the Chinle Service Unit. Installs, modifies and repairs new and existing structures, masonry, utility, supply and disposal systems. Makes repairs on wiring and utility, paints buildings/structures, performs all trades and crafts work. Uses hand, power tools and equipment of various trades.

MINIMUM QUALIFICATIONS: EXPERIENCE: A specific length of training and experience is not required, but you must show evidence of training or experience of sufficient scope and quality of your ability to do the work of this position. Evidence which demonstrates you possess the knowledge, skills, and ability to perform the duties of this position must be supported by detailed descriptions of such on your resume. Candidates for this position will be evaluated under the Federal Wage System (FWS) Job Grading Standards. Applicants will be rated on the knowledge, skills, and abilities to perform the duties of the position. Physical Effort/Requirements: The work requires regular and recurring periods of walking, bending and stooping, physical demands vary from sedentary to lifting, moving, or unpacking heavy and bulky material, May periodically crawl through attics, crawl spaces, and other cramped spaces. Spends long periods at a desk or computer and sit for long periods in meetings. Encounters electrical and infectious or contagious hazards. The incumbent is required to maintain a current driver license, as the position requires occasional travel throughout and within the Service Unit area by government vehicle. Working Conditions: Performs duties inside in climate-controlled setting or outside in good weather. However, may be required to perform outside in inclement weather or in constrained, dirty areas in an emergency. Time In Grade Federal employees in the competitive service are also subject to the Time-In-Grade Requirements: Merit Promotion (status) candidates must have completed one year of service at the next lower grade level. Time-In-Grade provisions do not apply under the Excepted Service Examining Plan (ESEP). You must meet all qualification requirements within 30 days of the closing date of the announcement.
