The Air Conditioning Equipment Operator is assigned to the Energy Plant with which is located in the Engineering Service under the general supervision from the Plant Foreman. They are a representative of the Engineering Service during non-administrative hours, weekends and holidays.
Duties
The Air Conditioner Equipment Operator is required to exercise sound judgement when confronted with physical plant emergency conditions such as critical system malfunction or total failure. The prevention of serious injury or loss of life depends on the incumbent initiating the correct procedures if equipment fails. The Air Conditioner Equipment Operator's decisions have a direct impact on support systems in patient care areas. This is a 24 hour facility and Incumbents will work on rotating 12 or 8 hour shifts.
Duties may include but are not limited to:
Operates and does minor repairs on three gas/oil fired steam boiler, centrifugal water chillers, induced draft cooling towers, chilled water pumps, and condenser water pumps.
Operates and performs minor repairs and adjustments on the medical center's centralizes energy management system (METASYS) computer and file components.
Records readings from instruments located on and/or adjacent to boilers and chillers.
Analyzes and records results of tests on water samples and chemically treats boiler, chiller, and condenser water systems to maintain treatment levels.
Preforms routine scheduled preventative maintenance and maintains records of scheduled operations.
Performs minor repairs, such as replacing mechanical seals, bearings, valves, pipe fittings, and motors.
Monitors and communicates with appropriate persons per medical center policy concerning station fire alarms, disaster notification and medical gas alarm systems.
Performs monthly and annual boiler safety device testing as required by VHA Directives.
Work Schedule: 12 or 8 hour, rotating shifts

Physical Requirements: Regular walking tours of the plant to conduct inspections of equipment which include some lifting, kneeling, standing, climbing and stooping. Repairs occasionally require working in awkward and cramped positions and lifting up to 50 pounds.
Working Conditions: Most work is done inside with occasional exposure to surrounding temperature in excess of 100 degrees Fahrenheit, chemicals used in water treatment, steam in excess of 300 degrees Fahrenheit and loud noises. The use of protective clothing or gear, such as rubber aprons, hard toe-boots, hearing protection, safety goggles, gloves, or face shields, are frequently required.
