This Maintenance Mechanic Supervisor position is part of the Facility Management Service Line (FMS) at the VA Central Western Mass Healthcare System, located in Leeds, MA . This position is a Temporarily Promotion NTE 120 days.
Duties
The position is the first line supervisor of the Carpentry & Lock Shop staff and S/he would serve under the direct supervision of the Maintenance & Operation (M&O) Supervisor.
The incumbent has full administrative control and supervision of the Carpentry & Lock Shop
personnel and is responsible for the maintenance and repair of all buildings, planning and
executing in-house construction and remodeling projects, contributes to project development
and works with contractors performing work.
S/he ensures compliance with fire/smoke barrier penetration work to ensure penetrations are sealed and documented as repaired upon completion of work; conducts inspections to assure quality control of work performed by shop personnel; conducts life safety inspections and assigns work from such inspections;
The incumbent organizes and plans work of subordinates into the most productive working group and determines priorities of work projects to ensure accomplishment on a planned schedule and on a timely basis.
Individual must be well versed at the journeyman level in carpentry, masonry, painting, window maintenance, locksmith and door closer repair work.
Individual will have a good working knowledge of different woods, paints and the various other materials. Must know the safety codes associated with the trades for which they are responsible.
Creates follow-up measures on critical or urgent items identified during inspections and coordinates all
needed repairs or maintenance; prioritizes, integrates and coordinates various work activities
for optimum effectiveness and efficiency of utilizing man-hours, equipment and funding
resources to meet user, program, and/or mission needs.
Incumbent is responsible for ensuring that all work is performed according to established
policies, procedures, and VA, Joint Commission (JC), OSHA & NFPA requirements.
S/he identifies and makes economically sound recommendations
concerning building structure, building maintenance, modernization or replacement planning.
Develops budgets and project estimates for emergency repairs, minor in-house construction
and improvement projects, equipment replacement, preventative maintenance (PM), in house
or contracted labor & material costs by assisting in developing the scope of work, generating
work requests and setting the worksite and hourly performance standards for trade shop
personnel.
Work Schedule: 40 hours a week, Monday - Friday 7:00am - 3:30pn, EST.

Physical Requirements:
The position is that of a Working Supervisor and as such requires considerable walking and/or
driving while making work inspections or responding to emergency situations.
Work requires standing, stooping, bending, sitting, crawling, climbing and reaching. Incumbent must be able to supervise work for prolonged periods of time while working around high voltage, steam lines, ladders, staging, mechanical rooms, catwalks, steam tunnels and/or crawlspaces.
Frequently lifts and carries tools, materials, equipment, ladders, scaffolding and supplies up to 50 pounds unassisted. Occasionally lift and carry items over 100 pounds with assistance or mechanized equipment.
Emergency situations will require the employee to work in extreme hot, cold, stressful situations or darkness to direct employees and correct the incident at hand.

This is a Non Bargaining Unit Position.
This position is in the Competitive Service.
This is a temporary, not to exceed 120 days position which may be extended or converted to a permanent position without further competitive procedures.

Physical Requirements/Working Conditions: This position requires working in uncontrolled environments, inclement weather conditions, and in confined or uncomfortable spaces. Many work sites are hot, dirty, dusty, greasy, poorly lit, no ventilation, cramped, wet, possibly contaminated with sewage and unpleasant odors. S/he is occasionally subject to dangerous working conditions including exposure to hazards normally encountered in a hospital setting, including lead and asbestos; various types of infections; needles and/or human waste. May be subject to electrical shock, electrical or steam related burns, cuts, bruises, and strains. Incumbent is required to wear appropriate Personal Protective Equipment (PPE), as necessary, to accomplish assigned tasks in a safe manner. The work environment involves everyday risks or discomforts that require normal safety precautions typical of such places as offices, mechanical rooms, steam tunnels, crawl spaces and patient environments.
