The incumbent is considered a working leader in charge of all work performed by the Air Conditioning, Refrigeration and Heating Unit, Boiler Plant, and Chiller Plant. As such, incumbent leads WG-l0 A/C Equipment Mechanics, WG-8 A/C Equipment Mechanic, WG-11 Utility Systems Repairer Operators, WG- 9 Utility Systems Operators, WG-9 Boiler Plant Operators, and trainee positions as assigned.

Duties

As the Utility Systems Repairer-Operator Leader, the duties include but are not limited to: Perform duties of Journeyman Air Conditioning Mechanic and/or lead subordinates to maintain and facilitate repairs in the Air Conditioning Plant. Maintains the repairs and operations of the facility boiler plant. Knowledge to facilitate maintenance and repairs performed on all other air conditioning, refrigeration, ventilation and heating systems assigned. Troubleshoots complete systems , including control circuits, correct diagnosis of malfunctions, installation, modification, major overhauls, cleaning, replacing wiring in units, servicing with appropriate gas or liquid, minor sheet metal and insulation work, repair, testing and adjusting controls, testing for systems for proper chemical treatment levels and making adjustments as needed. Maintains orderly and accurate records of his/her work, time and repair costs, as prescribed in all applicable maintenance programs. Ensures timely performance of daily equipment checks of various pieces of building service equipment and record data, make repairs and/or adjustments, or call in a work order as instructed. Accomplish all tasks by following appropriate technical data, blueprints, free hard sketches, work orders, verbal instructions and by using correct test equipment, tools and protective clothing. Spot checks work of all shop personnel to ensure quality, accuracy and compliance with trade codes and facility standards. Ability to lead three or more other workers to accomplish trades and labor work, including as a paramount requirement, sufficient skill in and knowledge of the trades and labor work performed by the group led to effectively carry out the duties of working leaders. Passing on to other workers the instructions received from supervisors and getting work started. Working along with other workings and setting the pace; demonstrating the proper work methods; seeing to it that needed plans, blueprints, materials and tools are available. Maintaining a current knowledge and answering questions of other workers on procedures, policies, written instructions, and other. Leads all assigned shop personnel by assigning work and conducting follow-up inspections. Assists in writing accident reports, incentive awards and suggestions and/or work simplification. Maintains stock levels of all parts and supplies needed for operation, repair and upkeep of all items assigned to the A/C Refrigeration and Heating Unit. Provides updated data on all items under the preventive maintenance program, recording on work orders all repaired data including time, parts, materials and cost of items used. Physical Requirements: This position requires walking, standing, bending, lifting, carrying and pushing or pulling moderately heavy loads. Incumbent must have 20/20 color vision with or without glasses. WORKING CONDITIONS: This position requires working overtime, in uncontrolled environments, confined spaces, from ladders and rooftops. Incumbent shall be subjected to the hazards normally encountered in the trade and various types of infections.
