About the Position: Work independently, using a general understanding of the expected outcomes and the scope of the assignments, and draws upon experience in resolving the more difficult situations that occasionally arise. The work is reviewed for technical accuracy soundness of judgment, and adherence to program requirements and objectives.
Duties
Ensuring all Real Estate actions are processed, and the files are documented in accordance with all appropriate laws and regulations.
Obligating, scheduling, and paying leases for the Recruiting Program based on a comprehensive knowledge of regulations, policies, procedures, budget, and fiscal law.
Preparing standard Supplemental Agreements for amending lease provisions, making payment for contracts and requesting payment for year-end reconciliation of operation and maintenance expenses.
Coordinating with lessors, Property Management Companies or with local, state or Federal government representatives as necessary, by telephone or in writing, to obtain information for management actions.
Assisting Realty Specialists and Building Management Specialist with data research for acquisition of leases and management of day-to-day building operations.

GS-05 Specialized experience is defined as: Utilizing varieties computer systems to access, input, track and maintain information; preparing various forms, correspondence, memorandums, and reports following guides and regulations. This definition of specialized experience is typical of work performed at the next lower grade/level position in the federal service (GS-04).

Education: Four years of education above the high school level obtained in an accredited business, secretarial or technical school, junior college, college or university.
OR
Combination of Education and Experience: A combination of education and experience may be used to qualify for this position as long as the computed percentage of the requirements is at least 100%. To compute the percentage of the requirements, divide your total months of experience by 12. Then divide your semester hours of education beyond two years (total semester hours minus 60) by 60. Add the two percentages.GS-06 Specialized experience is defined as: Utilizing various computer application (i.e., Microsoft Word, Microsoft Power Point, Microsoft excel, etc.) to access, input, track and maintain information; preparing various forms correspondence, memorandums and reports following guides and regulation as well as inputting lease data into Real Estate databases. This definition of specialized experience is typical of work performed at the next lower grade/level position in the federal service (GS-04).
GS-06 Specialized experience is defined as: Utilizing various computer systems to access, input, track and maintain information; preparing timekeeping records; preparing various forms, correspondence, memorandums and reports following guides and regulations as well as inputting lease data into Real Estate databases. This definition of specialized experience is typical of work performed at the second grade/level position in the federal service (GS-05).
GS-07 Specialized experience is defined as: Ensuring Real Estate actions are processed, and the files are documented in according all appropriate laws and regulations; manage ongoing leases, processing rent and expense payments, and resolving problems with the lessor. This definition of specialized experience is typical of work performed at the next lower grade/level position in the federal service (GS-06).

Applicants who have held a General Schedule (GS) position within the last 52 weeks must have 52 weeks of Federal service at the next lower grade GS-04 (or equivalent) for GS-05.
Applicants who have held a General Schedule (GS) position within the last 52 weeks must have 52 weeks of Federal service at the next lower grade GS-05 (or equivalent) for GS-06.
Applicants who have held a General Schedule (GS) position within the last 52 weeks must have 52 weeks of Federal service at the next lower grade GS-06 (or equivalent) for GS-07.
Education
Some federal jobs allow you to substitute your education for the required experience above in order to qualify. For this job, you may qualify if your education meets the definitions below:
GS-5: 1) Qualifying based on education alone: Education may be substituted for specialized experience with 4 years (120 semester hours) of education above high school.2) Qualifying based on a combination of education and specialized experience: A combination of education and specialized experience may be used to qualify for this position as long as the computed percentage of the requirements is at least 100%. To compute the percentage of the requirements, divide your total months of qualifying experience by 12. Then divide your semester hours of undergraduate education in excess of 2 years.
GS-6 and above: For this job, you must meet the qualifications requirement using experience alone--no substitution of education for experience is permitted.
FOREIGN EDUCATION: If you are using education completed in foreign colleges or universities to meet the qualification requirements, you must show the education credentials have been evaluated by a private organization that specializes in interpretation of foreign education programs and such education has been deemed equivalent to that gained in an accredited U.S. education program; or full credit has been given for the courses at a U.S. accredited college or university.
