The primary purpose of the position is to serve as a working Leader for the Maintenance Department aligned under the Maintenance and Utilities Section of the Maintenance and Operations of Engineering Service at the Atlanta VA Medical Center, a campus style facility consisting of 26 acres with 4 major buildings. This department performs a variety of maintenance tasks throughout the hospital to carry out the mission of Engineering Service.
Duties
Major Duties:
The incumbent will perform tasks that result in the efficient and productive operation of the facility unit that consists of Zone Maintenance Workers and Painters. The incumbent will manages the daily activity of the Maintenance department. Assigns staff to perform visual examination of areas of the Medical Center by conducting inspections to determine the need for maintenance and repair work on systems, structures and equipment within the area/zone assigned. Initiates electronic work orders to document identified and corrected deficiencies. Identify the types of work required which includes: installation, troubleshooting and maintenance repair of electrical systems, lighting systems, motors, and other electrical equipment; installation, troubleshooting and maintenance repair of plumbing systems and equipment, including valves, strainers, traps, pipping, etc.; installation, maintenance and repair of finishes on a wide variety of materials, including ceilings, floors, walls, etc.; preventive maintenance (PM's) on air conditioning systems, including thermostat adjustment and repair, checking air flow and environmental conditions (temperature and humidity), etc.; installation of new items in any of the areas of plumbing, electrical, carpentry and painting/plastering.
Troubleshoots and repairs a variety of leaks such as ceiling and roof leaks. Incumbent will Lead and manages the Maintenance Work by making independent judgments in deciding when and how to do the work and what duties to assign to each employee. Incumbent will prepare daily work schedules and assign duties to employees based on skill and knowledge in order to accomplish work in an efficient manner. Incumbent will report to supervisor on status and progress of work being performed, be it small projects, status of work orders or regular operations of Maintenance Mechanic Section. Incumbent will insure the employees under his/her leadership adheres to assigned work schedules, breaks, lunch, etc. in the performance of their duties. Checks and maintains the preventive maintenance work sheets weekly to ensure work is being performed according to schedules. Incumbent furnishes instructions, demonstrates proper workmanship, works with, advises, and orders parts, materials, and equipment for the general maintenance craft (Zone Maintenance), which includes carpentry, locksmith, painting, masonry, electrical and air conditioning.

Physical Requirements: Incumbent be required to bend, stoop and stand in cramped positions to perform duties. The incumbent may be asked to lift items weighing more than 50 pounds. Incumbent may be required to climb ladders, platforms and scaffolding.
