The position is located in the Veterans Health Administration (VHA), Mid-Atlantic Heath Care Network (VISN 6), Salisbury VA Medical Center, Engineering Service within the In-House Construction Crew. The Maintenance Mechanic Leader is under the direct supervision of the Construction Supervisor, Engineering Service. The primary duties of the position are to provide leadership, coordination and assistance.
Duties
Routinely provide leadership, coordination, and assistance to journey level craftsmen in a variety of trades.
Oversee 15 - 20 journeyman level craftsmen to complete multiple projects of varying complexity that are routinely worked concurrently.
Oversees and assists with the construction, maintenance, repair and alteration of a variety of building components such as demolition and installation of new walls, structural support work, wing remodels and retrofits and other similar work which requires coordination of all trade areas.
Lead and assist Maintenance Mechanics to install, maintain, repair and alter a variety of new and existing mechanical systems. HVAC system installation, maintenance and repair will include water-cooled and air-cooled chillers, piping, air handling units, fan coil units, pumps, valves, pneumatic and DOC controls, thermostats, and other system components.
Steam system installation, maintenance and repair will include high/medium/low pressure piping and equipment including but not limited to steam heating, steam generation, hydraulic systems; steam flash and expansion tanks; condensate, vacuum and circulating pumps. Plumbing installation, maintenance and repair will include domestic water supply piping, fire suppression piping, medical air, vacuum, and oxygen piping, chilled water piping, sanitary drain, waste and vent piping, water closets, urinals, lavatories.
Lead and assist Electricians to install, maintain, repair and alter electrical distribution systems including but not limited to new and existing switchgears, distribution panels, circuits, fixtures, controls and equipment.
Lead and assist Masons to install, maintain, repair and alter a variety of masonry surfaces and components including but not limited to; vertical and horizontal concrete surfaces and structures; common brick, clay/hollow brick, concrete block, ceramic, porcelain and stone tile; nonstructural light gauge metal stud framing members; gypsum wallboard; gypsum wallboard/plaster, luxury vinyl tile (LVT), welded sheet flooring and carpet tile; metal door frames, wood or metal doors and associated hardware.
Lead and assist Painters to install, maintain, repair and alter various coating materials on multiple surfaces including but not limited to; Low/No VOC latex primer and paint, epoxy, urethane, stain and polyurethane; prepare and install new wallpaper; prepare surfaces to accept coatings by hand/power sanding, wire brushing, filling, shaping and leveling surfaces with joint compound and/or synthetic resins.
The incumbent routinely inspects the work of the journey level craftsman on the Construction Crew to ensure proper adherence to VA directives, facility guidelines, accepted trade practices and applicable federal, state and local codes.
The incumbent is responsible for accurately completing various administrative duties including but not limited to; documenting labor hours, ensuring adherence to project schedule, drafting equipment and material lists, redirecting crew members and other resources to maintain effective work operations.
Perform other related duties as assigned.
Work Schedule: Monday-Thursday, Noon - 10:30 p.m. (4/10 hours days)

Physical Requirements: The work requires manual dexterity, good physical condition and stamina along with the ability to lift
and carry such items as heavy ladders, scaffolding, lumber, tools and equipment. The incumbent must have the ability to work from all positions while standing on the floor, ground, ladders, scaffolding and roofs at heights up to 32 feet. Work involves considerable standing, walking, crawling, bending and stooping. Ability to work above one's head on walls and ceilings while using tools weighing from 2 to
7 pounds. The incumbent is working in hot areas where heat stress while in protective overalls and respirator and the concern of heat stroke exists.
