Duties

This Air Conditioning Equipment Operator position is located in the Clement J. Zablocki Medical Center, Milwaukee, WI with the Utilities Group of the Facility Management Division. The primary purpose of this position is to operate a centralized, multiple zone air conditioning plant that includes unusual equipment configuration requirements; a large number of components, controls, gauges, and amount of auxiliary equipment; extremely large chiller or absorber capacity that substantially exceeds the capacity of conventional systems; and sophisticated air conditioning systems and equipment that support specialized work activities with strict temperature and humidity variation restrictions. Major Duties: -Checks temperature sensing points in buildings, adjusts controls, and stops air handling equipment. -Logs readings, tests water in cooling towers, records results of water condition tests, performs operator maintenance, and replaces minor parts. -Ensures that unusual equipment configuration requirements operate efficiently. -Checks temperature sensing points in various building areas and adjusts controls to meet local requirements. -Starts, regulates, and stops various items of air handling equipment from central switches or from decentralized switches in fan. -Tests water in cooling towers and adds chemicals for control of alkalinity, algae, and scale formation. -Performs repairs such as replacing valve plates, broken flares, and copper tubing, and making temporary repairs to pipes. -Uses various lubricants and maintains a log of lubricant changes and requirements. -Performs operator maintenance such as adding refrigerant, changing filters in air handlers, and replacing broken or worn drive belts on motors. -Logs results of water condition tests, volt and ampere readings, vacuum pressure, refrigerant temperature and level, and other readings. Work schedule: Full-time, Monday-Friday, 7:00 AM to 7:00 PM on a rotating scheduling with one 11:00 AM to 7:00 PM shift mixed in per pay period/ 2 weeks. SCREEN OUT FACTOR: The Air Conditioning Equipment Operator must comply with any EPA certifications and/or requirements. The regulations require technicians to observe practices that minimize releases of refrigerant to the environment and to be certified as knowledgeable of these requirements, therefore, to ensure that the individuals handing refrigerant must be certified technicians. EPA approved refrigerant recovery certification is required. (YOU MUST PROVIDE A COPY OF YOUR CERTIFICATE. FAILURE TO DO SO, WILL RESULT IN LOSS OF CONSIDERATION) Physical Requirements: The operator occasionally lifts objects weighing up to 50 pounds. Lifting equipment, such as chain hoists, is available to move heavier objects. Some standing, stooping, bending, and work on ladders is required. Working Conditions: The work is usually performed indoors with adequate light and ventilation. Operators occasionally work in areas of temperature extremes in the plant or are exposed to changes in temperature while working on outside cooling towers, roof exhausts, and ventilating fans. Noise level is often high, sometimes to the point of requiring ear plugs. Other protective devices such as goggles, masks, and gloves, may be needed periodically. The operator is exposed to the possibility of burns when working on steam and hot water lines; and is also subject to noxious gases, cuts, bruises, and scrapes.

EXPERIENCE: A specific length of training and experience is not required, but you must show evidence of training or experience of sufficient scope and quality of your ability to do the work of this position. Evidence which demonstrates you possess the knowledge, skills, and ability to perform the duties of this position must be supported by detailed descriptions of such on your resume. Applicants will be rated in accordance with the OPM Federal Wage System Qualification Standards. Your resume must have show previous experience and knowledge that includes, but is not limited to: operating a centralized, multiple zone system; checking temperature sensing points in buildings; starting, regulating, and stopping various items of air handling equipment from central switches or from decentralized switches in fan or equipment room; performing repairs such as replacing valve plates, broken flares, and making temporary repairs to pipes; operating sophisticated air conditioning systems and equipment that support specialized work activities; testing water in cooling towers and adding chemicals for control of alkalinity, algae, and scale formation; and logging gauge reading, testing water in cooling towers, recording results of water condition tests, performing operator maintenance, and replacing minor parts; ability to troubleshoot unusual malfunctions in advanced equipment and systems; and complying with any EPA certifications and/or requirements. SCREEN-OUT ELEMENT: Your qualifications will first be evaluated against the prescribed screen out element, which usually appears as question 1 in the on-line questionnaire. Those applicants who appear to possess at least the minimal acceptable qualification requirement are considered for further rating; those who do not are rated ineligible and are eliminated.
