The incumbent is considered a working leader in charge of the work performed by the Maintenance Worker, Carpenter, Locksmith, Painter, Pipefitter, Industrial Equipment Mechanic shops. Incumbent may be called upon to advise Engineering Technicians, Assistant Engineer Officer, Engineer Officer, and others on matters related to their field. In addition, they will lead hospital non-recurring or minor projects connected with Building Maintenance.
Duties
As the Maintenance Leader, the duties include but are not limited to:
Leads hospital non-recurring or minor projects connected with Building Maintenance.
Ability to work from sketches and blueprints; and have extensive knowledge of the various codes, standards, and regulations that pertain to the trades under Building Maintenance.
Determines the need for and develops work statements for service contracts on the buildings which fall under his/her area of responsibility.
Schedules and determines the preventive maintenance necessary for all equipment essential to the operation of the medical center under his/her area of responsibility.
Maintains stock levels levels of all parts and supplies needed for operation, repair and upkeep of all items assigned to the Building Maintenance shops.
Ensures timely performance of daily equipment checks of various pieces of building service equipment and record data, make repairs and/or adjustments, or call in a work order as instructed.
Maintains accurate records of his work, time, and repair costs as prescribed in all applicable maintenance programs.
Spot checks work of all shop personnel to ensure quality, accuracy and compliance with trade codes and facility standards.
Assigns work to the unit work force daily.
Responds to various demands in the workplace and maintains a balanced workload between the subordinate work groups, making adjustments in the workload as necessary.
Ability to read, write, speak and transform those interpretations into actions required for equipment repair.
Interpret manufacturer's technical data, parts and service manuals, etc., to assist in making repairs.
Ensure the preventive maintenance orders are properly performed, and accurate records are maintained.
Assists in schedules and determines the preventive maintenance necessary for all equipment essential to the operation of the medical center under his responsibility.
Provides support to subordinates in the occupations of Maintenance Workers, Carpenters, Locksmith, Painters, Pipefitters, and Industrial Equipment mechanic positions.
Responsible for providing technical expertise in the maintenance, repair, and preventive maintenance to building space (walls, ceilings, floors, windows, doors and roofs).
Work Schedule: Monday - Friday 7:00AM - 3:30PM

Physical Requirements/Working Conditions: This position requires walking, standing, bending, lifting, carrying, and pushing or pulling moderately heavy loads. This position requires working overtime, in uncontrolled environments, confined spaces, from ladders and rooftops. Incumbent shall be subjected to the hazards normally encountered in the trade and various types of infections.
