This position involves the direction and supervision of Air Conditioning Operators and other maintenance staff as assigned, in the installation, maintenance, and repair of all HVAC systems and apparatuses. The incumbent shall have a thorough background and working knowledge of all utility systems, including plumbing, pipefitting, HVAC, electrical, etc., as well as the ability to plan, coordinate, advise, and supervise the completion of work by all trades.

Duties

Supervisory Duties The primary purpose of this position is to exercise technical and administrative supervision over subordinate workers accomplishing trades and labor work within the Chiller Plant, Maintenance & Repair Section, Facilities Management Service. The incumbent will have control, responsibility, and supervision of all systems that directly affect patient and staff environments and relate directly to their safety and comfort by maintaining a comfortable temperature and humidity. Positions supervised will include 3+ WG-09s. The incumbent shall be responsible for the proper maintenance and operation of the following systems and equipment: HVAC Control Systems, Mainframe Computer Based Temperature Control Systems, Heating Systems (including steam and hot water systems), Air Conditioning Systems, and operation of Centralized Chilled Water System and Cooling Towers. Initiates job work orders for preventive maintenance and associated repairs to prevent service outages, and/or equipment downtime, thereby serving to minimize callbacks and overtime. Reviews work orders and preventative maintenance requirements, reflecting structures to be constructed, installed, modified, altered, or repaired. The position also oversees the necessary documentation of preventative maintenance and work orders through the work order system or other methods of documentation. The incumbent is responsible for recording on work orders all repaired data including time, parts, materials, and cost of items used. Initiates work orders for repair and maintenance of equipment as required by service-line policies, Medical Center Policies (MCPs), and Joint Commission (JC), and ensures compliance with policies and regulations are met and maintained in the appropriate frequency. Non-Supervisory Duties The incumbent collaborates with the M&O Foreman (FOS) to provide information and advice to the management regarding the feasibility and cost of work assignments, budget estimates, and workload data to assist in the preparation and review of long-range plans and schedules. Scope of involvement includes the full range of maintenance-related activities, from routine preventive maintenance (PM) and Maintenance & Repair (M&R) through renovation, remodeling, and construction. The position also responds to all emergency maintenance needs to make sure needs are met properly and the work required is reflected in planning and scheduling. The supervisor will periodically be required to de-energize and energize equipment, utilizing appropriate PPE as required. Planning and documentation are also enhanced through the position's participation in M&R reviews. The position keeps the M&O Foreman, and other shop supervisors advised of the status of unusual or emergent situations. The position participates with supervisors in the preparation of short and long-range plans related to work schedules, staffing needs, material needs, equipment needs, training needs, space, and other functional needs and identifies anticipated problem areas. Planning The incumbent will plan the use of workers, equipment, facilities, materials, and tools on a day-to-day or project-by-project basis. They will adhere to work priorities, project schedules, resources, and detailed work plans established by higher-level supervisors and follow customary work cycles and sequences in planning work assignments. The incumbent will track and report progress on work assignments and request authority to adjust worker assignments and to use overtime, equipment, and materials to meet schedules. The position also recommends changes to schedules, priorities, and work sequences as necessary and making minor deviations in procedures or redirection of resources under their control to overcome problems such as equipment failure, material delays, or unplanned absences. Position works with other shop supervisors in determining resource requirements, including equipment, space, materials, maintenance & repair parts, contract support staffing, overtime, etc., to accomplish the workload. The position participates in budget reviews and prioritizes and maximizes work within available budget and constraints. Work Schedule: The employee may be required to work other than non-duty hours, which may include evenings, weekends, and/or holidays. Emergency overtime may be required. A valid driver's license may be required for the position. Shift work may be required.
