The Maintenance Control Manager functions as the focal point for scheduling and distributing maintenance and repair work, screening incoming work orders for adequate descriptions, obtaining clarification when needed and disapproving inadequate requests.
Duties
Duties include but are not limited to:
Promotes the efficiency of the Service by insuring that the maintenance and repair work is being accomplished timely and efficiently.
Supplies solutions to problems attributed to space allocation.
Advises clerical support personnel on inputting date related to field changes, locations, additions and updates.
Establishes changes to and maintains the inventory for all Utility/Building Service Equipment UTBS equipment.
Reviews computer print outs of uncompleted work orders and contacts shop supervisors to ascertain causes for delays.
Trains shop supervisors, work leaders, technicians and other personnel on computerized work order systems.
Analyses completed work orders to determine shop efficiency.
Establishes, modifies and maintains the Facility Station Space Survey.
Generates all preventative maintenance schedules on a monthly bases. Closes out the work sheets to UTBS and Personal Property Equipment ensuring documentation of manpower and materials are exact.

Qualifications
To qualify for this position, applicants must meet all requirements by the closing date of this announcement, 07/23/2024.
Time-In-Grade Requirement: Applicants who are current Federal employees and have held a GS grade any time in the past 52 weeks must also meet time-in-grade requirements by the closing date of this announcement. For a GS-09 position you must have served 52 weeks at the GS-07. The grade may have been in any occupation, but must have been held in the Federal service. An SF-50 that shows your time-in-grade eligibility must be submitted with your application materials. If the most recent SF-50 has an effective date within the past year, it may not clearly demonstrate you possess one-year time-in-grade, as required by the announcement. In this instance, you must provide an additional SF-50 that clearly demonstrates one-year time-in-grade. Note: Time-In-Grade requirements also apply to former Federal employees applying for reinstatement as well as current employees applying for Veterans Employment Opportunities Act of 1998 (VEOA) appointment.
You may qualify based on your experience and/or education as described below:
Specialized Experience: You must have one year of specialized experience equivalent to at least the next lower grade GS-07 in the normal line of progression for the occupation in the organization. Examples of specialized experience would typically include, but are not limited to: experience and skill in applying, a wide range of concepts, practices, regulations, policies, and precedents sufficient to provide comprehensive management advisory and technical services on tenant; overseeing and leading maintenance procedures and actions; tracking expenses, reporting progress, and assigning schedules; conducting regular inspections of the facilities to detect and resolve problems. OR,
Education: Applicants may substitute education for the required experience. To qualify based on education for this grade level you must have a master's degree or equivalent graduate degree or two (2) full years of graduate level education leading to such a degree or LL.B. or J.D., in a related field. NOTE: If you are claiming to qualify based on your education, you must include an official/unofficial copy of graduate level transcripts that demonstrate this information. [Transcripts required]. OR,
Combination: Applicants may also combine education and experience to qualify at this level. You must possess Equivalent combinations of successfully completed graduate education and specialized experience directly related to the work of the Program Analyst position which may be substituted to meet the experience requirements for the GS-09 position. For example, an applicant with 6 months of appropriate specialized experience equivalent to GS-07 (50 percent of the experience requirement for GS-09) and 1.5 years of successfully completed graduate education (27 semester hours), as is describe above, (50 percent of the education requirement for the GS-09) would qualify for a GS-09 position. [NOTE: per OPM Qualification Standards: Only education in excess of that required for the next lower grade (GS-07) can be used to combine with experience to qualify at the GS-09 level, the applicant's first year of graduate study is not qualifying for GS-09].

Note: A full year of work is considered to be 35-40 hours of work per week. Part-time experience will be credited on the basis of time actually spent in appropriate activities. Applicants wishing to receive credit for such experience must indicate clearly the nature of their duties and responsibilities in each position and the number of hours a week spent in such employment.
Physical Requirements: In times of inspection and field work, this position requires standing long periods of time, walking, crawling. climbing, bending, and sitting in out of the way places which includes steam tunnels, attics, and sub-basements.
