About the Position: Serve as a Senior Realty Specialist, applying a mastery of real estate regulations, principles and practices.
Moving expenses and/or recruitment/relocation incentives MAY be authorized for this position.
This position may be filled at either the GS 12 or GS 13 grade level. Full performance is GS 13.
Duties
As a Realty Specialist, you will perform the following duties:
Utilize knowledge and skills to analyze and resolve conflicts in policy and objections and/or controversial transactions arising from complex negotiations.
Perform complex real estate, real property and space planning principles, policies and methodologies.
Provide acquisition long range planning, program management, coordination and evaluation of real property and space planning/utilization programs.
Perform detailed analysis and resolves conflicts involving changing program requirements; lack of relevant data and reutilization of real property.
Review overall operations to determine operational problems and implement changes necessary to meet long range objectives.
Guide accomplishment of real estate and real property program through on-site evaluations and coordination with numerous Federal agencies and /or State and local governments.
Requirements
- Must possess or be able to obtain and maintain a Secret security clearance for the duration of employment.
- Temporary duty travel (15% or less) away from the normal duty station may be required.

In order to qualify, you must meet the experience requirements described below. Experience refers to paid and unpaid experience, including volunteer work done through National Service programs (e.g., Peace Corps, AmeriCorps) and other organizations (e.g., professional; philanthropic; religious; spiritual; community; student; social). GS 12 level - Specialized experience required: One year of specialized experience equivalent to at least the GS-11 grade level in the Federal service which includes 1) maintaining real property inventory and database of record; 2) reviews required documentation for real property actions; and 3) utilizing automated accounting and resource management system, such as Global Fund Enterprise Business System (GFEBS) or Corps of Engineers Financial Management System (CEFMS) to manage real property. This definition of specialized experience is typical of work performed at the next lower grade/level position in the federal service (GS-11).
GS 12 - Time in Grade Requirement: Applicants who have held a General Schedule (GS) position within the last 52 weeks must have 52 weeks of Federal service at the next lower grade or equivalent (GS-11).
GS 13 level - Specialized experience required: One year of specialized experience equivalent to at least the GS-12 grade level in the Federal service which includes 1) Interprets real estate agreements and regulations to provide guidance and recommendations; 2) advises on space utilization such as long and short term and reconfiguration plans; and 3) coordinates with internal and external stakeholders on real estate and real property projects and programs. This definition of specialized experience is typical of work performed at the next lower grade/level position in the federal service (GS-12).
GS 13- Time in Grade Requirement: Applicants who have held a General Schedule (GS) position within the last 52 weeks must have 52 weeks of Federal service at the next lower grade or equivalent (GS-12).
