This position is located in the Facility Management Branch, Four Corners Regional Health Center, in Red Mesa, AZ. Shiprock Service Unit. The purpose of the position is to provide a full range of planning, supervision, and coordination for the service unit's building and grounds maintenance and repair work within and throughout the health center, support buildings, housing units. Incumbent reports to the Supervisor General Engineer or designee.
Duties
Personnel Administration: Serves as a supervisor for nine wage grade maintenance personnel in various trades and crafts by evaluating, training, assigning work, leave schedule, and safety procedures.
Work Direction: Includes annual planning for service unit through Facility Work Plan to anticipating maintenance and repair needs far enough in advance to procure supplies to assure orderly workflow and minimize barriers to accomplishment of Service Unit mission.
Work Planning: Plans work assignments, including short-term and on a regular basis, coordinates and review work operations.
Program Management Administration: Assists the Service Unit Facilities Manager in establishing and maintaining a preventive maintenance program as outlined by the Division of Facilities and Environmental Engineering and The Joint Commission.
Recommends performance ratings, training, disciplinary actions, approves/denies leaves, and recommends employees for promotions and reassignments.
Implements and directs a comprehensive preventive maintenance program for all quarters other public areas and facility grounds, walkways, roads, and parking lots and related utilities systems at Four Corners Regional Health Center
Qualifications

MINIMUM QUALIFICATIONS:
A specific length of training and experience is not required, but you must show evidence of training or experience of sufficient scope and quality of your ability to do the work of this position. Evidence which demonstrates you possess the knowledge, skills, and ability to perform the duties of this position must be supported by detailed descriptions of such on your resume. Applicants will be rated in accordance with the OPM Qualification Standard Handbook X-118C.
Your background must demonstrate experience in a variety of maintenance and trade-related fields such as carpentry, plumbing, HVAC, painting, and other skilled/unskilled work.
Selectee will be required to sign a written agreement to ensure he/she will obtain a COR Level I certification within 1 year of employment. Not meeting this condition will result in termination of employment.
Physical Effort/Requirements: The work requires regular and recurring periods of standing, walking, bending, stooping, kneeling, and climbing; frequently handles objects weighing up to 66lbs. May periodically crawl through attics, crawl spaces, and other cramped spaces. Encounters electrical and infectious or contagious hazards.
Certification: Selectee will be required to sign a written agreement to ensure he/she will obtain a COR Level I certification within 1 year of employment. Not meeting this condition will result in termination of employment.

Time In Grade
Federal employees in the competitive service are also subject to the Time-In-Grade Requirements: Merit Promotion (status) candidates must have completed one year of service at the next lower grade level. Time-In-Grade provisions do not apply under the Excepted Service Examining Plan (ESEP).
