This position is organizationally placed in the Maintenance and Repair unit of Facilities Management Service Line. The incumbent supervises and directs building maintenance, repairs and installations of the maintenance unit throughout the medical center and associated properties on the second shift. The incumbent will primarily be assigned to the James E. Van Zandt (JEVZ) Medical Center; however, he/she may be required to work at the Community Based Outpatient Clinics (CBOCs).

Duties

The primary purpose of the Maintenance Supervisor is to plan, supervise, and administer building maintenance (which is comprised of trades such as: electrical, pipefitting/plumbing, heating, ventilation, air conditioning and refrigeration (HVAC/R), painting, carpentry, and masonry/locksmith), repairs, and improvements throughout this vast medical center on the second shift. Incumbent provides oversight and ensures compliance with all applicable codes, VA Directives, NFPA, The Joint Commission, ASHRAE, OSHA, and EPA requirements Major Duties include, but are not limited to: Responsible for buildings including all maintenance, repairs, installations, alterations and renovations of the maintenance unit, which is comprised of trades such as: electrical, pipefitting/plumbing, heating, ventilation, air conditioning and refrigeration (HVAC/R), painting, carpentry, and masonry/locksmith on second shift Coordinate and Supervise staff for snow removal duties as needed during the winter months Provides technical and administrative supervision to individuals through subordinate leader. Incumbent plans, schedules and sets priorities for work assignments Balance the priorities and ensure that deadlines are met or exceeded Reviews and analyzes records and reports of work production, costs, and equipment and staff resource utilization to evaluate progress and to control or reduce costs Reports progress and resolution of problems in achieving goals and objectives to Engineering, Projects Section Promotes and administers a variety of management programs, including safety and fire protection, disaster preparedness, energy management, incentive awards and suggestions, cost reduction, equal opportunity, and quality assurance Adjusts informal complaints and grievances through discussion with employees and Union representatives and initiates disciplinary actions Occasionally supervises temporary employees, upward mobility trainees or non-employee special program individuals such as Compensated Work Therapy (CWT) workers Develops work schedules providing for scheduled leave and illness coverage and balancing workload and overtime distribution Performs other related duties as assigned. Physical Requirements/Working Conditions: Work requires standing, stooping, kneeling, crawling, often in hard-to-reach places. Frequently handles, lifts, carries equipment that weigh up to 50 pounds and chemicals that weight up to 120 pounds. Much of the work is done on ladders, scaffolds, and platforms. Incumbent is standing or walking much of the time and must be in good overall physical condition. Physical capability to regularly walk long distances, dexterity, and accurate hand eye coordination, and corrected 20/20 vision and accurate color perception are required. He/she must be physically able in body to direct the accomplishment of the above work. He/she must be capable of standing, bending, climbing ladders and scaffolds, and in general have use of his/her limbs.
