This is a permanent position located in Organ Pipe Cactus National Monument, in the Facilities Maintenance Division.
Duties
This position is located in the Division of Facility Management, Organ Pipe Cactus National Monument.
The purpose of the position is to serve as the area's staff leader and senior advisor to the Superintendent for facility management functions and operations and to work closely with the local region in planning and development especially as it relates to the park.
Serves as one of six members of the key leadership team of Program Managers fully participating in decision-making, planning, programming, and management of operations.
Responsible for all aspects of maintenance projects, Project Management Information Systems, Facility Management Software System, and maintenance budgeting systems.
Serves as key member of planning teams for park development and improvements such as Strategic Planning, and construction.
Provides or obtains a variety of maintenance management services essential in the direction and operation of the Division's operations.
Responsible for all aspects of a Facility Management operation including budgeting and compliance with environmental, health, and safety regulations.
Provides the full range of supervision and management for a division with up to 8 permanent, and 5 seasonal/term employees.
Ensures that facilities are properly constructed and maintained.
Qualifications

.Basic Occupational Requirement for the Facility Operations Specialist series:ALL Applicants must possess: Undergraduate and Graduate Education with a major study in engineering, industrial arts, property management, or business administration.ORWork experience meets one of the following examples:Managing a maintenance program for office or apartment building complexes, hospitals, recreation facilities, military, or other special-purpose installations, including planning maintenance activities, and developing preventive maintenance programs.

Conducting surveillance activities over construction and maintenance operations performed by a variety of private contractors, including reviewing project plans and specifications for workability, informing contractors of construction and reporting requirements, and supervising operations for conformance with project plans.ORPerforming maintenance or construction work, including estimating material and labor costs for a variety of construction or maintenance projects (such as construction or maintenance of brick, frame, structural steel, reinforced concrete, and other type structures ranging from one- or two-story buildings to larger structures), directing actual work operations, and maintaining appropriate contacts with the organization funding the project.

To qualify for this position at the GS-12 grade level, you must possess the following minimum qualifications by close of the announcement:
EXPERIENCE: At least one full year of specialized experience comparable in scope and responsibility to the GS-11 grade level in the Federal service (obtained in either the public or private sectors). This experience includes activities such as: leading facility operations and maintenance activities in building maintenance, repair, and restoration; leading operations, maintenance and restoration on historic structures; planning maintenance activities and developing preventive maintenance programs for a park, recreational area, or similar operation. You must include hours per week worked.
Volunteer Experience: Experience refers to paid and unpaid experience, including volunteer work done through National Service programs (e.g., Peace Corps, AmeriCorps) and other organizations (e.g., professional; philanthropic; religious; spiritual; community, student, social). Volunteer work helps build critical competencies, knowledge, and skills and can provide valuable training and experience that translates directly to paid employment. You will receive credit for all qualifying experience, including volunteer experience.
Organ Pipe Cactus National Monument is located in the Sonoran Desert in Southwestern Arizona. Park headquarters is 34 miles south of Ajo, Arizona and 5 miles north of Sonoyta, Mexico. Organ Pipe is a winter paradise and a surprisingly lush and green environment. Daytime temperatures typically range from the 60's in the winter to over 100 in the summer, with dramatic monsoons later in the summer.The local towns and communities provide multiple amenities and a thriving Art's community that allow families and individuals to easily adjust to living in the desert. In Ajo (population 3,500) you will find a few local restaurants and coffee shops, a grocery and hardware store, a medical clinic, multiple churches, a public library, a county park with playground, swimming pool, ball parks and community center, and an active Park and Recreation Department, a K-12 school system, several active community organizations who sponsor events and festivals on a regular basis including a weekly Farmers Market. Phoenix, AZ is a 1.5 hour drive north from Ajo; Tucson is 2.0 hour drive east from Ajo. Both cities offer a greater selection of amenities. Most employees plan trips to Phoenix or Tucson once or twice a month. Education
