About the position: This position will be assigned to the Outdoor Recreation/ Rec Lodging Facility onboard Arnold Village and surrounding areas. This position is Regular Part Time (RPT) guaranteed a minimum of 20 hours per week,but may work up to 40 depending on needs of facility and standard benefits. This position works both indoor and outdoor in all weather conditions. This position is subject to irregular tour of duty to include evenings, weekends and Holidays.

Duties

Performs preventative and minor maintenance in and around ODR facilities, i.e., docks, trailers, cabins, bathhouses, etc., and submits work requests for repairs beyond the capability of the position. CARPENTRY: Performs minor construction/repair involving standard measurements, specifications, instructions and basic shop mathematics on indoor/outdoor facilities, including docks. Plans and completes work from initial layout to final assembly and squares, levels, drills, tape measures, planes, sods, and replaces a variety of light bulbs and filters. Mounts brackets on wall to hold fire extinguishers. Checks extinguishers monthly and takes measures when servicing needs to be done. Performs preventative maintenance on smoke detectors and carbon monoxide detectors. PLUMBING: Following specific information, locates and makes repairs to plumbing that can be accomplished by removing, cleaning, replacing, packing, and sealing defective parts of utility, supply, and disposal systems, such as dirty traps, sections of broken tile or pipe, and leaky drains using existing routes, openings, hangers, and levels. Completes needed repairs and hooks up to installed systems, such as water heaters, disposal units, and faucets. Measures, cuts, bends and threads pipe and tile. Caulks and seals such things as elbows, union joints, and tiles or pipes, faucets and shower drains. Checks operation and performs preventive inspections to small parts and sections of existing systems, such as water heaters, disposal units, and faucets. PAINTING: Repairs holes and cracks in walls. Cleans surfaces to be painted by removing scales, rust, dirt, and old paint. Paints walls, ceilings, windows, doors, docks, pavilions and other outdoor equipment, by use of rollers or bushes ensuring surfaces are free of drips, runs and skips. Must be able to use paint strippers, wired brushes, putty knives, sandpaper, brushes and rollers. GROUNDS MAINTENANCE; Police area around facilities, docks, trailers, cabins and in all other ODR areas removing all paper and other debris. Using a variety of domestic and heavy complex riding mowers and specialized mowing and grounds maintenance equipment (tractor w/attachments, weed eaters, trimmers, edges, chain saws, etc) ensures mowing of grass, edging of walkways, trimming of grass from around area, trimming and shaping of shrubbery, sweeping rooftops and cleaning gutters out. Rake, pile, bag and disposes of leaves. Cleans filters, changes oil, replaces spark plugs, belts, blades and other minor maintenance on equipment. Washes and clean equipment after use. Operates vehicles/trucks with GVW weighing up to 26,000 pounds to transport furniture, appliances and supplies. Washes trucks and vans. Performs maintenance, such as changing tires, filters and oil, refuels and other minor maintenance. Operates, maintains, identifies maintenance issues with all motorized watercraft, non-motorized watercrafts. Cleans and conducts preventative maintenance on all watercrafts. Puts in and takes out of water as required. Uses a government computer for training requirements, time and attendance and for other job related purposes. Performs other related duties as assigned. Works outdoors in all weather conditions, works an irregular tour of duty to include nights, weekends and holidays. Requirements

Qualifying Experience: Must have progressively responsible experience in the maintenance and repair of building, grounds, exterior structures and related fixtures. Must have working knowledge of two of the following trades: woodworking techniques and skilled in the use and operation of a variety of hand and power tools; plumbing methods and techniques; and standard surface preparation and coating methods and techniques. Must have skill in maneuvering and driving vehicles up to 26,000 pounds. Must have experience that demonstrated the ability to operate a tractor and other heavy grounds maintenance equipment.
