About the Position: This position is with Real Estate Division, U.S. Army Corps of Engineers, Los Angeles Division. The incumbent works under the general supervision of the Real Estate Branch Chief. Relocation and Recruitment incentives are not authorized.

Duties

Works under specific general supervision of Chief, Military Section, receiving instructions as to work assignments. Completed work is reviewed for adequacy, accuracy and compliance with policy, procedures and regulations. The supervisor or higher grade employee is consulted on controversial, unusual, or complex issues. Performs assignments in accordance with standard operating procedures and accepted agency practices. Employee is responsible for the timeliness and technical accuracy of assignments.

Requirements

  • Appointment may be subject to a suitability or fitness determination, as determined by a completed background investigation.
  • The duties of this position require the incumbent to possess or obtain and maintain a valid state Driver's License in one of the 50 U.S. states or possessions to operate vehicles.

Qualifications

In order to qualify, you must meet the education and/or experience requirements described below. Experience refers to paid and unpaid experience, including volunteer work done through National Service programs (e.g., Peace Corps, AmeriCorps) and other organizations (e.g., professional; philanthropic; religious; spiritual; community; student; social). You will receive credit for all qualifying experience, including volunteer experience. Your resume must clearly describe your relevant experience; if qualifying based on education, your transcripts will be required as part of your application. Additional information about transcripts is in this document. GS-05 Specialized Experience: One year of specialized experience which includes preparing correspondence, file maintenance, preparing budget documents, reconciling statements, handling of mail, telephone calls, and visitors, reviewing outgoing correspondence, providing or following up on requests for information, using operating systems. This definition of specialized experience is typical of work performed at the second lower grade/level position in the federal service (GS-04). OR Education: Four years of education above the high school level obtained in an accredited business, secretarial or technical school, junior college, college or university. OR Combination of Education and Experience: A combination of education and experience may be used to qualify for this position as long as the computed percentage of the requirements is at least 100%. To compute the percentage of the requirements, divide your total months of experience by 12. Then divide your semester hours of education beyond two years (total semester hours minus 60) by 60. Add the two percentages. GS-06 Specialized Experience: One year of specialized experience which includes experience with real estate processes and practices used in a full range of transactions associated with the recording and management of real property. This definition of specialized experience is typical of work performed at the next lower grade/level position in the federal service (GS-05). OR Education: A half year (i.e., 9 semester hours) of graduate level education in a field which demonstrates the knowledge, skills, and abilities necessary to do the work of the position, such as Business, Real Estate, Project Management. OR Combination of Education and Experience: A combination of education and experience may be used to qualify for this position as long as the computed percentage of the requirements is at least 100%. To compute the percentage of the requirements, divide your total months of experience by 12. Then divide the total number of completed graduate semester hours (or equivalent) by 9. Add the two percentages. Proficiency Required: This position requires a qualified typist. A qualified typist can type 40 words per minute. You will be evaluated on the basis of your level of competency in the following areas: Educational Experience (ACWA)Mathematical Skills (ACWA)Rating (ACWA)Social Organizations (ACWA)Work Experience (ACWA) GS 06 Time in Grade Requirement: Applicants who have held a General Schedule (GS) position within the last 52 weeks must have 52 weeks of Federal service at the next lower grade or equivalent (GS-05). GS 07 Time in Grade Requirement: Applicants who have held a General Schedule (GS) position within the last 52 weeks must have 52 weeks of Federal service at the next lower grade or equivalent (GS-06).
