The incumbent serves as the Utility Systems Operator overseeing the operation of a centralized air conditioning and boiler plant that serves a complex of buildings located in a campus style environment. The position is located in the Department of Veterans Affairs (VA), Veterans. Health Administration (VHA), at the Sepulveda Medical Center, (Engineering Department).
Duties
* Serves as the Utility Systems Operator overseeing the operation of a centralized air conditioning and boiler plant that services a complex of buildings located in a campus style environment.
* Directs the daily operational activities of the Utility Plant.
* Prepares rotational shift schedule; maintaining employee vacation schedule, and scheduling periodic boiler testing.
* Orders water treatment chemicals and repair parts; troubleshooting difficult problems; reviewing daily log sheets, assign preventive maintenance, manage service contracts, and contract service technicians.
* Monitors and controls the environment in remote buildings from a computerized building automation system (BAS) by adjusting operating temperatures and airflow and starting and stopping of fans.
* Checks temperature sensing points in various building areas and adjust controls to meet local requirements and desires.
* Computes tonnage and make-up water used per hour and the gallons being circulated per unit of time as well as the heat load.
* Tests water in cooling towers and add chemicals for control of alkalinity, algae, and scale formation.
* Assists mechanics in major overhaul or preventive maintenance of equipment performed during the non-cooling season.
* May also monitor and regulate the operation of refrigeration equipment for items such as cold storage in the kitchen and canteen.
* May prepare boilers for annual internal/external inspections.

Physical Requirements: Prolonged physical effort is not routine. Operators occasionally lift objects weighing up to 23 kilograms (50 pounds). Lifting equipment, such as chain hoists, is available to move heavier objects. Some standing, stooping, bending, and work on ladders (occasionally over operating equipment) is required. Incumbent frequency work in confined areas in and around boilers, chillers, and support equipment.
