The Maintenance Lead position is located in the Department of Veterans Affairs (VA), Veterans Health Administration (VHA), at the VA Long Beach Healthcare System (VALBHS), Environmental Management Service (EMS) section. The primary purpose of the position is to serve the Veteran under the supervision of the Hospital Housekeeping Officer for EMS, this includes leading the work of four or more employees, receiving various assignments that support the needs of EMS and the Medical Center.
Duties
Duties and responsibilities include, but are not limited to:
Leading the work of four or more WG-4749-05 maintenance helper employees, receiving various assignments that support the needs of EMS and the Medical Center.
Passing on to other workers the instruction received from the supervisor and getting work started.
Assigning the immediate tasks to be performed by individuals. Working along with other workers and setting the pace.
Seeing to it that needed tools and materials are available.
Assists the Maintenance Supervisor in planning the use of subordinate workers, equipment facilities, materials on a week-to-week or month-to-month basis.
Determines the number and types of workers needed to accomplish specific projects.
Redirects individual workers and resources to accomplish unanticipated work and informs sources to accomplish unanticipated work.
Informs higher level supervisors in the initial planning of current and future work schedules, budget requests, staffing needs, estimates, and recommendations as to scheduling projects.
Assure that safety and department procedures are followed.
Responsible for the handling of specialized hazardous materials and waste, must have knowledge and skills required for the safe handling, storage, disposal, and movement of materials handled.
Performs the ordering and stocking of all cleaning chemicals and supplies, as well as delivery, restocking, and issuing of all EMS supplies daily.
Accountable for the storing, issuing and maintenance of all EMS equipment.
Performs comprehensive maintenance and repair, including preventive maintenance, installation and modification on a wide variety of systems and equipment. Troubleshoots equipment malfunctions and failures and determines the extent of repairs and parts needed, estimated materials required, selects best work methods, techniques and trade practice and accomplishes the repair or overhaul.
Performs minor repairs to floor equipment such as vacuums, buffers, burnishers, extractors, scrubbers, housekeeping carts, and other equipment.
Must be familiar with utilizing forklifts, trailers, pallet jacks, lift gates, and miscellaneous special purpose vehicles.
Other duties as assigned.

Physical Requirements/Working Conditions:
Work involves considerable standing, stooping, bending, stretching, walking. Incumbent must be able to lift and carry items weighing up to 50 pounds, and occasionally up to 75 pounds. Assistance is usually available for handling of heavier material and equipment. Heavy exertion is required at frequent intervals.
Work requires pushing, pulling, lifting, reaching, walking, climbing, stooping, ability for normal mental and muscular coordination simultaneously, normal hearing and vision. Must have physical capabilities for working inside and outside in excessive heat and cold, noise, confined areas, inclement weather and on intermittent slippery or uneven surfaces. Incumbent must be able to work from ladders and platforms, and work in awkward and uncomfortable positions.
Incumbent is under the immediate supervision of the EMS Housekeeping Officer but will also receive instructions in congruence with related EMS work assignments. Incumbent is responsible for the maintenance, storage and safeguard of tools, equipment, materials, and supplies for his/her area of assignment.
At times the incumbent is required to work in areas that are poorly lit and must be able to work both inside and outside in all types of weather. The incumbent works in areas where clothes and skin can be soiled by grease dust and chemicals.
Work is required in all areas of the Medical Center, to include contagious diseases, and/or contaminated areas. Incumbent will be provided and required to wear universal protection items such as caps, gowns, mask, full face, or any safety equipment.
