Air Conditioning Equipment Mechanic/Operator operates and maintains a centralized, multiple zone air-conditioning plant that serves a complex of hospital buildings at the Omaha, Nebraska VA NWHCS During incumbent's assigned 12-hour shift, they are the sole operator of 1000 tons of steam absorption air condition equipment, 1700 tons of electrical air condition, and 350 tons of conventional air condition equipment, including all chillers equipment, low pressure boilers, refrigeration, and HVAC

Duties

Duties include but are not limited to the following: Sole decision maker regarding plant operations, emergency condition responses, and repairs. The incumbent operates a graphic control center to monitor vital air conditioning equipment components and understands the functions of the graphic control center to diagnose and troubleshoot operational problems in respect to the temperature, humidity, air, and thermal exchangers and to make adjustments and corrections of operational deficiencies. In addition to regular air conditioning equipment, the graphic control center reports malfunctions to other vital equipment such as a blood bank, emergency, electrical generating equipment, fire pump, medical air and vacuum equipment, negative air rooms and SPS, operating room pressures and temperatures. Performs preventive maintenance duties assigned to his shift in accordance with manufacturer's recommendations and posted instructions made available to him. The incumbent maintains a daily operating log of plant equipment operations such as temperature and humidity levels, steam pressure, steam absorption air conditioning equipment, chilled water and condensing water temperatures, etc. to assure good operating conditions to meet design requirements, manufacturer's instructions and posted operation instructions. Checks all mechanical equipment rooms and space on a scheduled routine basis noting unusual operating conditions and makes corrections accordingly. Inspects safety devices, alarms, and controls, reporting all malfunctions to his immediate supervisor and initiates corrective actions. Operates and understands all building service equipment such as water system, normal and emergency electrical system, plumbing system, heating system, sprinkler system, fire protection system, Translogic tube system, oxygen, nitrous oxide and natural gas supply systems, and steam distribution system. Engineering contact for all contractors and vendors after normal business hours, as well as weekends and holidays, as needed. Incumbent responds to calls concerning the Nurses Call System and other communications systems, minor plumbing issues, elevators, and various alarm system monitors. Incumbent responds to all calls in the Medical Center, including potential water leakage, plumbing, electrical, and mechanical outages. For elevator malfunctions, which incumbent is unable to Page 1 of 4 correct, notifies the elevator company. Monitors and responds to any fire alarm on station. In the absence of the Fire and Safety Officer, the incumbent will take charge of controlling the fire until the Omaha Fire Department arrives, then reports to the Fire Department Captain. Once the "all clear" is given, the incumbent will reset the fire alarm panel to normal condition. Work Schedule: This position has 12 hour rotating shifts and may be discussed during the interview process. Occasionally he/she lifts objects weighing over 50 pounds. Lifting equipment, such as chain hoists, is available for heavier objects. Some standing, stooping, bending and work on ladders (occasionally over operating equipment) is required.
