The Maintenance Worker performs regularly scheduled preventative maintenance and repair on a variety of heating, ventilation, air conditioning and refrigeration (HVAC/R), electrical and plumbing equipment and systems. The incumbent is under the supervision of a Maintenance Supervisor and performs maintenance and repair activities, requiring the use of trades and practices associated with the following occupations: Heating, Ventilation, Air Conditioning & Refrigeration, Electrician and Plumber.
Duties
The major duties and responsibilities include but are not limited to:
Typical tasks performed by the incumbent include replacing thermostats, air filters, valves, electrical motors, switches, outlets, light bulbs and ballasts; cleaning coils, air handler plenums and air ducts; performing preventative maintenance on refrigerators, freezers, ice machines, eye washes, fire sprinkler heads, etc.; repairing plumbing systems; installing, modifying, and repairing new and existing utility, supply, and disposal systems.
Is responsible for selecting and safely using proper tools, devices, manuals, references and efficient procedures.
Independently diagnoses, plans and completes projects or work orders involving routine repairs.
Refers major breakdowns to supervisor for planning of overhaul or replacement.
Keeps supervisor advised and updated on problems and unsuccessful assignments.
On minor improvement and alteration work, the incumbent plans and lays out the work in accordance with plans or sketches, routing raceways in concealed locations, around obstacles and away from existing utilities such as steam lines and other heat producing equipment.
Locates and arranges panel boards, switches, controls, etc., so that completed work is professional in appearance and suitable for a modern institutional environment, safe and fully functional.
Work Schedule: Monday thru Friday, 7:00am to 3:30pm

Physical Requirements: The incumbent works from ladders, scaffolding and hydraulic platforms. He/she often works in portions of the utility systems requiring attention that are cramped, dirty and hard to reach locations. The work may involve prolonged crouching, standing and frequent stooping, bending, kneeling, climbing and working in exhausting and uncomfortable positions. The incumbent frequently lifts or carries tools, equipment, ladders, scaffolding, parts and supplies up to 50 pounds. Occasionally, the incumbent will be required to lift and carry items over 50 pounds with assistance.
Working Conditions: The work requires exposure to a full array of weather conditions. Subject to danger of falling when working
from ladders or hydraulic lifts. Work is performed in all areas of the hospital environment, inside and outside. Work is often dirty, dusty and greasy. The incumbent is subjected to such hazardous conditions and injury from power driven tools, falling from scaffolds and ladders, temperature extremes, noise and bad weather conditions. He/she is frequently exposed to the possibilities of cuts, bruises, scratches, broken bones and burns. He/she is subject to asbestos exposure and chemicals which can cause burns or irritation to the skin.
