The Maintenance Supervisor position is located within the Facilities Management Service (FMS) at the Kansas City VA Medical Center (KCVAMC).

The incumbent works as the Supervisor of the Buildings Section within Maintenance and Operations of Facilities Management. Under the broad supervision of the WS-12 Maintenance and Operations Supervisor, The Buildings Supervisor oversees the work of journeyman Carpenters, Painters and Locksmiths that function independently within their specific shops of carpentry, painting and Iock smithing. The incumbent is responsible for the integrity and state of repair of structures to include firewalls, firedoors, smoke barriers, roofs, walls, windows, floors, doors and casework of the 830,000 sq ft main campus along with a 40,000 sq ft outpatient annex, 7 Community Based Outpatient Clinics (CBOCs) in Kansas and Missouri and the Radiation Oncology facility in Kansas. The incumbent is responsible for ensuring a safe and healthy physical environment for all patients and staff of the KCVA Medical Center. This includes life safety, environment of care, emergency management functions as well as the maintenance and repair to the physical structures and shells both interior and exterior of the Medical Center. Plans work schedules and sequence of operations for subordinates on a monthly basis to include shifting of personnel to meet emergent work. Establishes priorities, schedules, and deadlines on the basis of general policies established primarily by expertise, knowledge and understanding of the needs of the Medical Center. Determines how many assignments can be done concurrently, which ones must be delayed, and the number and types of employees needed, considering skills, personnel, materials, and equipment available and required. Incumbent is the first line supervisor accountable for full compliance within all assigned areas, concerning code, regulations, directives, policies, SOPs, etc. Ensures compliance within his/her area of responsibility for Joint Commission, NFPA, OSHA, OSFIE, VI-LA and all applicable healthcare standards and life safety codes to include required assessments, surveys, preventive maintenance and documentation. Supports and promotes all mandated programs such as Employee Health, Safety and Satisfaction, Environment of Care, Emergency Management, Green Environmental Management Systems, Infection Control, and Energy Management. Incumbent further supports employee awards and suggestions, as well as required training; proper disposal of all bi-products of operations shop cleanliness, and quality assurance. Physical Requirements/Working Conditions: A variety of working conditions are encountered. Much work will require repairs at equipment locations, but other duties may require work at a bench. This may be in hallways, laboratories, heating or cooling plants, or outside during inclement weather. Sometimes required to make repairs and installation is bad weather; in work areas that are noisy; dirty; and greasy; on scaffolding or at heights of 30 feet or more. Work could be done in close quarters such as manholes, attics or crawl spaces. Occasionally the incumbent may be exposed to the possibility of injury from falling, electrical shock, burns and rotary devices such as electrical motors. They are frequently exposed to the possibility of cuts and bruises.
