You will serve as a in the Facility Management Specialist in the Public Works Departments (PWDs) of NAVFAC Southwest of NAVFAC SOUTHWEST. Salary range for GS-12: $79,363 to $103,176

Duties

You will advise management and staff on interpretation of facilities policies, procedures, and laws. You will identify maintenance execution plan (MEP) deficiencies to continuously develop and improve maintenance processes. You will evaluate the workflow operation of facility maintenance projects to verify projects are completed within budget and prescribed timeframe. You will conduct facilities inspections to update the condition index (CI) to reflect actual facility conditions. You will use an asset management program (e.g., MAXIMO) to create projects for placement on different plans (e.g., maintenance execution plan [MEP], maintenance action plan [MAP], early long range maintenance execution plan [LRMP]).

  • This position may require travel from normal duty station to CONUS and OCONUS and may include remote or isolated sites. You must be able to travel on military and commercial aircraft for extended periods of time.
  • You will be required to complete ethics orientation within three months of appointment and submit a Confidential Financial Disclosure Report, OGE-450, within 30 days of appointment.
  • You will be required to wear personal protective equipment such as helmets, gloves, coveralls, glasses, goggles, respirators and safety shoes continuously for the duration of the work shift.

Qualifications

Your resume must demonstrate at least one year of specialized experience at or equivalent to the GS-11 grade level or pay band in the Federal service or equivalent experience in the private or public sector. Specialized experience must demonstrate the following: 1) Using the MAXIMO database accurately to create and update Work Orders / Service Requests within established timeframes; 2) Conducting Building, Zone Inspections, and ICAP assessments within established timeframes; 3) Creating clear, concise and complete Project Requirements Packages and track projects "Cradle-to-grave"; 4) Effectively evaluate recommendations from BUILDER and create BUILDER generated projects; 5) Providing excellent Customer Service to internal and external customers (i.e., respond to customer emails and phone calls) within established timeframes, meet with and communicate with customers providing status updates. PHYSICAL DEMANDS: The majority of work will be performed under field conditions requiring frequent field surveys ascending ladders to rooftops, trusses, and other semi-precarious positions with exposure to moving equipment, electrical currents, or toxic fumes. The work is physical in nature requiring sitting, standing, walking, bending, stooping, carrying light to medium objects (under 50 pounds), going beneath buildings or on rooftops, climbing ladders, entering manholes, and anything else required to determine and/or evaluate site conditions and scopes of work. Must be capable of traversing hills, swales and rough terrain and be able to obtain a driver's license and operate sedans, pickup trucks and vans. Travel out of the area might be required. WORK ENVIRONMENT: Work is performed in various surrounding including offices, waterfront areas, airfields, industrial and residential facilities or construction and utility sites. Visits to certain locations may cause exposure to the normal hazards associated with construction work and industrial operations including confined spaces. The use of personal protective equipment such as safety glasses, hard hats, safety shoes, protective clothing, respirator, protective eyewear and earplugs is required in the performance of the work. Work involves the pressure of time and budget constraints.
