Serves as Utility Systems Repairer - Operator within the Facilities Management Service at the Orlando VA Healthcare Center located in Orange County Florida.

Duties

Duties include, but are not limited to: Starts, monitors, adjusts, and repairs the chiller plant and natural gas-powered boiler plant and associated equipment; installs, maintains, and repair equipment and systems involving power boilers with complex machineries, requirements, and restraints; and performs maintenance and repairs to the chiller plant and hot water system, boilers and all associated auxiliary systems and equipment in the Energy Center. Troubleshoots, and maintain multiple fuel power boilers and related adjuvants, such as water treatment systems, and chemical dispensers. Adjusts air conditioning controls to ensure systems operate at peak efficiency ensuring that cooling, heating, and humidity requirements are maintained within established limits. Repairs all equipment related to the air conditioning plant. Maintains efficient combustion levels and repairs a multi-fueled, high-pressure steam plant. Manages daily assignments, logs, and adjustments to Boiler and Chiller controls; with boiler or auxiliary equipment rotations, plant inspections, and hourly log tracking; and with water testing procedures to determine chemical content, monitoring and logging of chemical usage, and calculating monthly reports. Monitors the Plant and ECC systems, makes adjustments resulting from staff requests, Fire Alarm system and with communication during emergencies; and monitors, repairs, and operates the Water Tower and all associated equipment. Starts, stops, and performs operational repairs and maintenance to all chiller plant and boiler plant equipment and associated systems, such as chilled water circulating pumps, air handling units, humidity controls systems, feed water pumps, condensate pumps, forced draft fans, de-aerating equipment, chemical feed pumps, and demineralizing water treatment systems. Performs installation and fitting repairs connecting rods, crank shafts, piston rings, bearings, and bushings; overhauling valves by adjusting or replacing gaskets, springs, floats, diaphragms, valve fittings, seals, and couplings; and aligning motors. Incumbent analyzes chilled water, cooling tower water, hot loop, feed water, boiler water, condensate returns, water softeners, demineralizer, and takes appropriate action to maintain correct chemical concentrations, impurities, and gases within established limits during steady state and fluctuating loads and demands on the cooling and steam systems. Monitors gauges, charts, temperature monitoring equipment, combustion analyzers, and adjusts controls and control systems as required for proper air conditioning and power boiler plant operations for varying cooling and steam load demands. Monitors and controls utility systems energy management computer and boiler management computer to make necessary adjustments to utility systems to ensure safe, efficient and uninterrupted energy requirement are provided to this center and its patients. Repairs the integrity of the chiller and boiler plant and all associated equipment in the event of an energy management computer failure. Runs boilers on back up fuel oil on a regular basis. Repairs, maintains and troubleshooting the chiller plant, boiler plant and all their associated systems, equipment, and controls. Troubleshooting and repair on refrigeration and air conditioning equipment, sewage, water, oil, air or gas distribution systems, as well as bathroom and kitchen fixtures, and minor electrical and electronics issues. Work Schedule: Tuesday - Saturday or Sunday - Thursday 7:00 am - 3:30 pm, 3:00 pm - 11:30 pm, 12pm - 8:30 am. Compressed schedules 12 hour shifts also available. Qualifications

To qualify for this position, applicants must meet all requirements by the closing date of this announcement, 09/12/2023. EXPERIENCE: A specific length of training and experience is not required, but you must show evidence of training or experience of sufficient scope and quality of your ability to do the work of this position. Applicants wishing to receive credit for such experience must indicate clearly the nature of their duties and responsibilities in each position and the number of hours a week spent in such employment. Physical Requirements: Frequently work in hot, humid, confined spaces around equipment and systems associated with the utility plant. He/she must climb ladders, bend, crouch, stoop and endure prolonged periods of standing and walking. Employee must lift parts, supplies and chemicals weighing up to 40 lbs. Employee is required to enter boilers, (fire and water sides), condensate tanks, deaerating tanks, cooling towers, condensers, sumps, etc., to perform internal inspections as required by the Department of Veterans Affairs. Working Conditions: Employee must work in areas of high temperature, cold temperature, constant noise, chemical fumes, dirt, soot, rotating equipment, oil, grease and hot steam piping. Employee generally works indoors but works outside occasionally for short periods of time and is exposed to outside weather conditions. Employee is required to work on ladders and catwalks and is subject to cuts, bruises, burns, etc., from tools, chemicals, steam and equipment. Must always be aware of safety hazards and know what action should be taken to avoid them. Must observe all local and National Safety Codes. Must know and comply with all the safety factors of the various trades to prevent fires and injury to patients and personnel. Must wear a respirator and disposable clothing including coveralls and cover for head, hands and feet when working in areas of possible asbestos contamination.
